What Commercial Loans of Texas offers
- Hard money and bridge loans: Hard money up to 65% loan-to-value for 1 to 3 years. Bridge loans up to 70% to 75% of cost for 6 to 36 months. The minimum for both is $200,000.
- Construction and fix-and-flip: Construction loans for 12 to 24 months. Fix-and-flip loans up to 90% of the purchase price for 6 to 18 months.
- Longer-term loans: DSCR loans up to 80% loan-to-value, stated income loans for 5 to 30 years, 30-year fixed loans and CMBS loans fixed for 5 to 10 years.
- SBA-style loans: The site lists SBA 504 and 7(a) financing for 20 to 25 years. It doesn’t say it is an SBA-approved lender.
- Rates and fees: Most rates are quoted per deal. A table on the site puts hard money at 10% to 13%. The company says it charges no application or processing fees before closing.

- You have at least 35% equity for a hard money loan.
Not right for you if:

Before you apply
If you’re quoted an SBA loan, ask which lender and development company are on it. The SBA says 504 loans come only through Certified Development Companies working with a senior lender. SBA 7(a) loans are made by approved lenders with a partial SBA guarantee.
Ask the company for its legal name and any license number, since none appear on its site. Get a written term sheet with the rate, points, prepayment terms and third-party costs such as the appraisal and environmental report. The site’s main number is 877-895-3634.
